Turn Your Second Home Into A Vacation Rental

If you have a vacation home at the Lake of the Ozarks, and you're ready to take the leap and have it make money for you, Keys to the Lake is here to help! We are a full service company that provides you not only the best vacation rentals at the Lake of the Ozarks, but also property management at the Lake of the Ozarks. When you hire Keys to the Lake to manage your vacation home, we handle all the details, so you don't have to worry about a thing! However, there are a few things you need to know before turning your second home into a vacation rental.

Is Your Home In A Good Location?

Before taking the leap and turning your second home into a Lake of the Ozarks vacation rental, you need to determine if your home would make a good place for people to stay. Is your home in a desirable location? Is it lake front or near other attractions that draw people to the Lake of the Ozarks? If there are other rentals near your home, that is a good sign that your home could also be rented.

Can You Legally Rent?

There are many condos and HOAs in the area that restrict home from being rented out to vacationers. Do your research now to avoid paying expensive fines in the future. A good place to start with figuring out if your home can be rented out is by looking at your mortgage agreement and HOA or Condo Association contract. When in doubt, it is a good idea to talk with a lawyer, so you don't end up breaking a contract.

Get Your Home Ready

The first step in getting your home ready to become a vacation rental at the Lake of the Ozarks is picking a management company. You want someone who you trust and know will take care of your property. When you choose Keys to the Lake, we take care of all the details of property management from finding guests to home maintenance. When every little thing means everything, Keys to the Lake Property Management is the premier choice of discriminating clients. Once you make the decision to list your home to rent, there are a few things you need to do to get your home ready for guests.

Keep It Updated

Although you don't have to go out and purchase new furniture for your vacation rental, you do want to make sure it feels trendy and up-to-date. Those staying in your home are on vacation, so you want them to feel comfortable and relaxed once they walk through the doors. Think practically about the furniture that you choose. You want to pick items that are easy to clean and won't show wear and tear too easily. While we won't bring in guests that will tear your place apart, sometime accidents happen, so it is best to choose durable furniture.

Provide Amenities

One of the first things guests look for in a vacation rental is WiFi. It is important to provide your guests with modern amenities like WiFi, cable, DVD player. They will appreciate the extra items and will be more likely to return. These items are also on our requirements in order to like your home or condo with us, so make sure you this taken care of ahead of time.

Well Stocked Kitchen

Many vacationers choose to eat out and enjoy the Lake life, however, one of the advantages of renting a home is being able to eat in, so make sure your kitchen is well stocked and ready to go. It is important to have items like a microwave, coffee maker, flatware, glasses and other kitchen items.

Lake of the Ozarks Vacation Rentals

If you are thinking of turning your second home into a vacation rental at the Lake of the Ozarks, now is the time to do it. Many people book their summer vacations early, so it is important to get your home ready to rent as soon as possible. If you are needing a property management company at the Lake of the Ozarks, consider Keys to the Lake. We listen to our clients and create familiarity with your circumstances, lease property criteria and future real estate goals to help you achieve the Lake lifestyle you desire. Although focusing on up-scale homes, condos, apartments and commercial development, we enjoy matching all property types to a myriad of desired lifestyle and budget. If you are interested in learning more about our Lake of the Ozarks property management company, call 573-964-5397.

The Best Fall Fishing Is Found At The Lake Of The Ozarks!

The Lake of the Ozarks has been home to some of the best fishing in the country for over 80 years! With 55,000 acres of water and 1,150 miles of shoreline, there's plenty of spots for lots of fish to hide. The Lake is home to many different species of fish including black and white crappie, bluegill, spoonbill, gizzard shad, channel catfish, flathead catfish, blue catfish, white bass, walleye, gar, hybrid striper, largemouth and spotted bass. With the large variety of fish that call the Lake home, the fishing opportunities are endless! However, fall fishing at the Lake of the Ozarks is all about bass. Whether you've been in hundreds of tournaments or you're a recreational angler who's looking for some fun, a fishing trip to the Lake of the Ozarks is perfect for any fishermen.

Early Fall Fishing

October is one of the most beautiful times of the year to fish at the Lake of the Ozarks, as the leaves are just beginning to change. The autumn scenery and the pleasant temperatures make it a great time to head out for some fishing before it gets too cold. During October, the fish will be scattered throughout the lake with no special location. Shad fish can be found throughout the entire lake, however, anglers will be focusing their attention on bass, including white or hybrid bass. This type of fish is aggressive and will put up a fight, which makes them fun for anglers to catch.

Late Fall Fishing

Late fall can make for interesting fishing trips, as the weather can vary greatly from beautiful days in the 70s to cold, rainy and windy days with temperature in the 30s. While it may be getting cold, the fishing is just starting to heat up as winter approaches. Late fall is the best time to be out trying to catch some bass, as the lake starts to cool. Because of the dropping water temperatures, many of the fish can be found in the shallow parts of the lake, so do not go for the deep waters. Many professional anglers refer to Lake of the Ozarks in the late fall as some of the best top water bites in the country!

Watch For The Fall Lake Turnover

While fall is a great time to visit the Lake of the Ozarks to go fishing, there is one thing anglers need to watch out for the annual fall turnover. During the summer months, the lake separates into three layers. These layers consist of a warm top layer, a thermocline in the middle and a cool bottom layer. When the fall weather cools the top portion of the lake, the layers will start to mix together. This makes the water very unstable, which makes it very difficult to catch fish. Luckily for you, the lake is over 90 miles long, so it doesn't occur over the entire lake at the same time. If you find that the fall turnover is affecting your fishing, just move to another area and you will probably have better luck. During the late fall fishing the turnover is usually complete, and you will hopefully catch tons of fish!
