If you are looking for a long-term rental at the Lake of the Ozarks that's a step up from an apartment complex, you may want to consider renting a condo. There are many benefits to renting a condo at the Lake of the Ozarks, but there are a few things you should know before signing the contract. Whether you are wanting to rent out your condo, or you're looking to rent one, Keys to the Lake want you to keep these things in mind.

Know The Association Rules

Each association is different in what you can and cannot do on condo premises. Some condos include rules noise, animals, trash disposal, vehicles and more. When renting out or renting a condo, it's important to know these rules so you do not get a violation, which could result in getting fined. Getting fined while renting a condo could be in breach of contract, which the owner could request you to move. Before renting a condo, read over the association rules and know what you can and cannot do while living in the complex.

How Long Can It Be Rented?

From vacation to long-term, condos are great for renting. However, each association has its own rules on long and short term rentals. Some complexes do not allow rentals under 6-months and others have limitations on how long a renter can stay in a unit. If you are considering renting out your condo, check with the association first to see what type of rentals are allowed and what exactly the rules are for the renters.

Know About The Amenities

One of the best parts about condo living are the amenities. It's like living in a resort! From gyms and tennis courts to pools and hot tubs, condos have nearly everything you need and want. Those that rent your condo may also want to enjoy those amenities too. However, your condo association may have regulations on who can use the amenities and in some cases may require a small fee for renters to use the amenities. Check the association rules before advertising any amenities that are in the complex.

Perks Of Renting A Condo

There are many perks for those considering long-term rental of a condo. Renters can enjoy the condo environment without having to pay any of the assessment fees, as those are in most cases covered by the owner of the unit. In addition, most of the time, utilities are included when renting a condo, as the association may pay for them through the association fee.

20th Annual Spring Harbor Hop

The spring boating season officially kicks off with the Annual Harbor Hop event! More than 40 area waterfront bars and restaurants are participating in this year's event. There is no better time to visit the Lake of the Ozarks! This is the perfect opportunity to get out on the water and enjoy multiple waterfront bars and restaurants. Keys to the Lake has all the information you need to take part in the 20th Annual Spring Harbor Hop happening Saturday, May 6.


How To Play

To enter the Spring Harbor Hop, stop by any of the Harbor Hop locations and pay an optional $20 donation per hand. A player may enter more than once. The first card will be drawn at the checkpoint where the hand is purchased. Hop around the Lake to six more checkpoints drawing one card, per hand, at each location. Your hand is complete once the 7th card is drawn, and the hand is turned in at the checkpoint where the last card is drawn. For an additional $5, an optional 8th bonus card can be drawn. To qualify, the hand must be turned in by 7:00 PM the day of the Spring Harbor Hop. Winners will be notified by mail, and prizes are based on entry donations.

1st Place: 10%
2nd Place: 9%
3rd Place: 8%
4th Place: 7%
5th - 10th Place: 5% each
4 Worst Hands: 4% each
Random Drawing for 10 Hands: 2% each
(All ties will share the allocated percentage for the placing.)

The Bonus
In addition to the regular prize winners, a section winner will be recognized. To be eligible to be a section winner, a player must draw all seven cards within one of the four sections listed below.

Tips For Getting The Most Back On Your Security Deposit

Whether you've been in your Lake of the Ozarks rental for years or just a few months, when it comes time to move, you'll want to make sure you've done your part to ensure you get the most back from your initial security deposit. It's important to take care of your rental during the duration of your stay, but a lot can happen between the time you move in and the time you leave. While it's up to the owners of the rental units to decide if or how much of your deposit you get back, Keys to the Lake has a few tips on how to get the most back on your deposit when you move out of your rental at the Lake of the Ozarks.



Everywhere:
Take all nails and screws out of the walls and ceiling and putty them smoothly.
Dust the ceiling fixtures.
Dust all ledges.
Clean the windows.
Clean the door knobs and doors.
Clean all light switches and outlets.
Replace all burned out light bulbs throughout the entire property.
Clean the walls and baseboards.
Vacuum (get any stains out of the carpet, or get the carpet professionally cleaned).
Get rid of all cobwebs.

Bathroom:
Get soap scum off the bathroom tiles and tub/shower and bleach the grout.
Clean out the bathroom drawers and vanity, making sure you get all the hair out (and remove any liners).
Clean the toilet (bowl and exterior), sink, counter top and finally the floor (sweep and mop). If the toilet seat is unsavory looking, replace it.
Clean the mirror.
Vacuum out the surface of the exhaust fan if super dusty.

Kitchen:
Clean out all cabinets and liners.
Wash the front of the cabinets.
Clean and disinfect all counter tops.
Clean and shine up the sink and faucet.
Scrub the refrigerator inside and out. Remove all shelves and clean separately if necessary.
Scrub the oven inside and out. Remove shelving, drip pans and burners and clean separately if necessary.
Clean out the dishwasher if you have one.
Clean exhaust fan if needed.
Remove all appliances and sweep behind them.

Bedrooms/Living Room:
Dust, sweep, vacuum and mop these empty rooms.

Garage:
Should be completely empty and swept.

Outside: 
Cut the grass.
Pull the weeds.
Remove all of your stuff that might be stuck in the ground or hanging in trees.

Your security deposit can be just as much as your rent, so when it comes time to leave your Lake of the Ozarks rental, you'll want to spend a little extra time and work to make sure it's refunded to you. Fishing Tournaments at the Lake of the Ozarks

The Lake of the Ozarks has some of the best fishing not only in Missouri but in the Midwest. Alhonna Early Bird Open Buddy Bass Tournament

Alhonna Resort's Annual Early Bird Open Buddy Bass Tournament is a 2-day bass tournament with 100% payback of all entry fees. The Tournament entry fee includes a complimentary breakfast at 6:00 AM each morning for tournament participants at Bobber's Restaurant at Alhonna Resort.

The Big Bass Bash is a bass tournament designed for amateurs only. It's uniquely formatted for weekend anglers to get a chance to win big money just like the professionals. Unlike most fishing tournaments, which have a team arrangement where prizes are based on total weight, the Big Bass Bash format is distinctive in that it only takes one fisherman with just one big bass to win.

"Catch a Vet" Charity Fishing Tournament

The AT&T Veterans St. Louis/Metro East and Missouri West Chapters invite you to the upcoming "Catch a Vet" charity fishing tournament. Proceeds from the event go to benefit Gold Star College for Kids. Gold Star helps children who have lost a parent in combat. This is a team tournament at Lake of the Ozarks State Park Public Beach #2. Dinner and Auction will immediately follow the tournament at the Elks Lodge. Escape Room Comes To Lake Of The Ozarks

From golfing and boating to mini golf and go-karting, the Lake of the Ozarks is filled with fun activities to enjoy while on vacation. There will soon be another great addition to add to this list - Lake Escape! Experience something completely unique to the Lake area with Lake Escape, opening April 6. If you want to add some adventure and excitement into your Lake of the Ozarks vacation, read on to learn more about the newest addition to the Bagnell Dam Strip.


What Is An Escape Room?

An Escape Room is your chance to test your skills at clue-seeking, problem-solving and critical thinking. Every room is different and has its own experience. The point of the Escape Room is to take you out of your element and see if you have what it takes to escape! You cannot rely on just one person, you must work together to create the ultimate escape plan and beat the clock.

Lake Escape is Lake of the Ozarks' first, live action escape room. Each team has 60 minutes to work together to crack the codes, find clues and solve the puzzles to achieve one goal - to escape the room! Join friends, family or co-workers as you work together and channel your inner sleuth.

The Rooms

Each room at Lake Escape is unique and has its own experience. You may be wondering if the rooms are scary. None of the rooms are scary. Each room has a different theme and they are created for a problem-solving experience, not like a haunted house. Lake Escape has three different rooms you and your team can escape from once they open in April.

 Lost at Sea

"Yo ho, mateys … ye’ve been caught taking extra rations of the captain’s favorite rum. There’s no place in a pirate crew for untrustworthy, unsavory, unkempt, thieves … such as ye be. Captain has ordered that the lot of ye be placed in the belly of the ship until we can prepare the plank and give ye all the old heave-ho! Don’t even think about escape! About The Owners

Thor, Evan and Drew are the owners of Lake Escape. In addition to running Lake Escape, all three owners also have other full-time jobs. Thor is a paramedic, Evan is a Firefighter and Drew works for Zimmer Radio and Marketing Group. The owners all love escape rooms and they thought it would be a fantastic addition to the Lake. The Strip has many bars and restaurants, but not many family-friendly attractions. All three are happy to bring a family-friendly addition back to The Strip.
